PHASE I ArCHITECTURAL DESIGN

DESIGN PROGRAM

  1. Work with client to establish goals, functional needs, aesthetic preferences, client resources, and priorities.

  2. Research codes, governmental restraints, etc.

  3. Document and evaluate existing conditions and structures.


PRELIMINARY DESIGN

  1. Develop rough design proposal to incorporate Design Program requirements.

  2. Develop rough working budget and schedule.

  3. Meet with client to review new Preliminary Design.

  4. Revise Preliminary Design and/or Design Program, if required, based on client input.

  5. Preliminary Design approval.


Design development

  1. Develop Preliminary Design into detailed Design documents.

  2. Prepare Design presentation as required and/or requested.

  3. Meet with clients to review detailed Design.

  4. Revise Design, if required, based on client input.

  5. Design approval.


  1. Secure and coordinate (on owner's behalf) consultant input as required to prepare Construction Documents.

  2. Prepare detailed construction drawings as required to complete construction of project.

  3. Review Construction Documents with client.

  4. Revise documents, if required, to accommodate client input.

  5. Approval of documents.

CONSTRUCTION DOCUMENTS


  1. Submit plans to various governmental agencies as required.

  2. Review with Client changes required by permitting agencies.

  3. Revise Construction Documents as required to obtain permits.

  4. Meet with government agencies to review required changes to Construction Documents.

  5. Permits issued.
